It is listed for USD $125,000. It is approximately 15,000 square feet, which is about 1/3 of an acre.

The villa you build will have protected ocean views. Each lot has an allowable footprint within which to build, and there are designated “view corridors” throughout Playa Las Tortugas. This ensures everyone has an ocean view.

Important considerations when purchasing real estate in Playa Las Tortugas

Cost.

There is no doubt the villas and undeveloped lots of Playa Las Tortugas represent virtual real estate bargains relative to the defined tourist spots of Sayulita and San Pancho. There is no chance you will find a beachfront villa for US $700,000. None. Not even taking into consideration the fact that the villas have 1/3 acre lots and so are much more private.

Access.

The road into Playa Las Tortugas is quite rough. And in the summer the rains either cover it in huge puddles or even completely cover it in slow moving water. It’s always passable, but it’s so very rustic. This greatly limits the number of visitors, which is great for the empty beach and peacefulness, but it adds 30 minutes to the drive, which can turn away many travelers, and thus impact a real estate investment made here.

Future.

The 10-mile beach is completely undeveloped. It is unclear what will eventually become of this specific area. Will a large hotel come buy a huge piece of land? Will it be possible to develop it give the newly declared sanctuary? Will piecemeal real estate development be the norm?

Time.

When you buy real estate in Mexico, you need to be patient. There is no 30 days to closing. It can take six months to a year because you’re dealing with trusts and just a generally slower bureaucracy.
